BAY VIEW CONDOS

This five-story, 22-residence multifamily project explores a distinctly Sarasota expression of tropical modern living—one shaped by light, landscape, shade, and a constant connection between indoors and out. Expansive floor-to-ceiling glass opens the residences toward western views and the waterfront beyond, while generous private balconies extend the living spaces into the landscape. Warm wood privacy screens layer the elevations, filtering light and views between residences while bringing a softer, more tactile character to the architecture. Integrated planters and cascading tropical vegetation further blur the boundary between building and landscape, allowing greenery to become part of the façade itself.

At the upper level, expansive wraparound terraces are sheltered beneath a broad, floating roof plane that appears to hover lightly above the building. The deep overhang creates shade and refuge from the Florida sun while giving the penthouse level an almost pavilion-like quality—a roof suspended above glass, open air, and landscape. Below, a grounded base of natural stone walls, integrated planters, and dense tropical planting anchors the building to the site, creating a deliberate contrast between the weight of the base and the lightness of the architecture above.

The landscape is conceived as an extension of the architecture and an essential part of everyday life. A long lap pool organizes the primary outdoor amenity spaces, terminating at a resident clubhouse and surrounded by a series of shaded gathering areas, intimate gardens, palms, and layered native and tropical Florida vegetation. Wood soffits and architectural accents carry the warmth of the landscape into the building, while deep shade, filtered sunlight, water, and vegetation create a resort-like atmosphere rooted in Sarasota’s subtropical climate. Together, architecture and landscape create a residential environment that feels open yet private, refined yet relaxed—a contemporary interpretation of Gulf Coast living.
